But after the excitement settles, there are a few things that tend to come up — especially in a city like Richmond, where every neighborhood has its own quirks.

This isn’t about specific streets or areas…
it’s about the patterns I’ve seen that catch people off guard.


1. “I Didn’t Realize How Much Parking Would Matter”

This comes up a lot in city neighborhoods.

At first, it feels manageable.
Then it turns into:

  • circling the block at night
  • planning your day around where you parked
  • realizing guests… also need somewhere to go

It’s one of those things that doesn’t feel like a big deal — until it is.


2. “The Road Noise Is… Constant”

Some homes show beautifully during a quick walkthrough.

But what buyers don’t always catch is:

  • how busy the road gets during peak hours
  • how sound carries at different times of day
  • how it feels when you’re actually trying to relax

It’s not always obvious until you’ve lived in it.


3. “We Underestimated the Work”

Richmond has so many charming older homes — which is part of the appeal.

But charm can sometimes come with:

  • ongoing maintenance
  • unexpected updates
  • projects that add up faster than expected

It’s not about avoiding older homes — it’s about going in with a clear picture.
