It's one of the questions I get asked all the time...

"Should we buy an existing home or build one instead?"

The truth is, there's no one-size-fits-all answer! Both options have some great advantages, and the right choice really depends on your timeline, budget, and what you're looking for in your next home.

Let's break it down!

Buying an Existing Home

Buying an existing home is often the quickest way to get settled.

You can see exactly what you're getting before you make an offer, explore established neighborhoods, and in many cases move in within a month or two.

Older homes also tend to offer mature landscaping, larger trees, and neighborhoods that have already developed their own unique charm.

If you're hoping to move sooner rather than later, buying an existing home is usually the best option.

Building a New Home

Building gives you the opportunity to create something that's uniquely yours!

From choosing cabinets and countertops to flooring, paint colors, and even the floor plan, you can personalize many aspects of your future home.

New construction also typically includes newer systems, modern layouts, and energy-efficient features that can help reduce maintenance during the first several years of ownership.

The biggest tradeoff? Time.

Depending on the builder, construction can take several months, so patience is definitely part of the process!

Don't Forget About the Lot

One thing buyers sometimes overlook is the land itself.

An older home may sit on a larger lot with mature trees and established landscaping, while some new communities offer smaller lots with neighborhood amenities like pools, sidewalks, and walking trails.

Think about your lifestyle.

Do you picture gardening, having room for pets, or enjoying extra privacy? Or would you rather spend weekends at the neighborhood pool instead of mowing a large yard?

Budget Beyond the Purchase Price

Whether you're buying or building, it's important to think about the full picture.

With existing homes, you may want to budget for cosmetic updates like paint or flooring.

With new construction, there can be additional costs for upgrades, landscaping, window treatments, fencing, appliances, or even a deck depending on what's included by the builder.
