“Walkable” is one of the most common things buyers ask for in Richmond.
But here’s the thing — it doesn’t always mean what people think it does.
In some areas, walkable means you can grab coffee, dinner, and groceries without getting in your car.
In others… it just means there are sidewalks.

The Fan District
The most classic “walkable” neighborhood in Richmond.
You’ve got:
- coffee shops, restaurants, and bars all within a few blocks
- tree-lined streets that make it easy (and enjoyable) to walk
- a layout that just naturally supports it
If you want to truly live day-to-day without driving much, this is usually where people start.
Carytown
More condensed, more energy.
This is where:
- everything is right there on one main stretch
- you can run errands, grab food, and shop all in one trip
- it feels a little more lively, especially on weekends
Great if you like having things right outside your door.
Church Hill
A different kind of walkable.
It’s less about errands and more about:
- walking for the experience
- views, charm, and quiet streets
- having a few really good go-to spots nearby
It feels slower — in a good way.
Museum District
Often overlooked, but very livable.
You get:
- a quieter version of the Fan
- still very walkable, just less busy
- easy access to parks, museums, and local spots
A good balance if you want walkability without constant activity.
Scott’s Addition
Walkable in a newer, more social way.
Think:
- breweries, restaurants, and newer developments
- more of a “go out and meet friends” type of walkability
- less traditional neighborhood feel, more lifestyle-driven
